Effective September 1, 2026

This Privacy Policy explains how Pete Thorpe ("we," "us," or "our") handles information collected through petethorpe.com and the forms, pages, and messaging programs we operate from it.
Our mailing address is 21025 Ridge Rd Freeland, MD 21053 and our phone number is 410-921-0422. You can always reach us at [email protected].
By using this site or signing up for our email or text programs, you agree to this policy.
Information you give us. When you fill out a form, we collect what you type into it. That usually means your name, email address, and, if you choose to give it, your mobile phone number. If you write to us, we keep the message.
Consent records. When you check a box to receive email or text messages, we record that you checked it, the exact wording you agreed to, the date and time, and the page you were on. We keep this so we can show what you agreed to if it is ever questioned.
Technical information. Like most websites, we automatically receive your IP address, browser type, device type, referring page, and the pages you view. This comes from your browser as a normal part of loading a page.
We do not ask for and do not want your Social Security number, financial account numbers, or government identification through this website. If a transaction requires that information, it is handled through secure channels outside this site.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes at any time. Text messaging originator opt‑in data and consent are not shared with any third parties, and are never sold or transferred to lead generators or marketers.
If you opt in to text messages, we use your mobile number only to send you the messages you signed up for and to reply when you write back. Message frequency varies, up to 6 messages per month. Message and data rates may apply from your carrier.
You can stop the messages at any time by replying STOP to any message from us. We will send one confirmation and then stop. Reply HELP for assistance, or email [email protected].
We share mobile numbers with the messaging platform and telecommunications providers that deliver the messages, and only for that purpose. They are contractually restricted to acting on our instructions and may not use the numbers for their own marketing.
Opting out of text messages does not remove you from email, and unsubscribing from email does not stop texts. They are separate, and you control each one.
Full program terms are on our SMS Terms page.
We do not use your information to make automated decisions that produce legal or similarly significant effects about you.
We do not sell your personal information. We do not rent it. We do not trade it. We do not share it with lead generators, data brokers, affiliates, or other marketers for their own marketing purposes.
We keep contact information for as long as you are subscribed or a client, and afterward for as long as we have a business or legal reason to.
Consent records for text messaging are kept for at least five years after you opt out, because that is the period during which a consent question could arise. Real estate transaction records are kept for the period Pennsylvania and Maryland require.
When we no longer need information, we delete it or remove what identifies you.
Email. Every email has an unsubscribe link. Use it and you are off that list.
Text. Reply STOP to any message.
Everything else. Write to [email protected] and ask us to show you what we hold about you, correct it, or delete it. We will respond within 45 days. We will not treat you differently for asking.
Depending on where you live, you may have specific rights under state privacy law, including the right to know what is collected, the right to delete, the right to correct, and the right to opt out of sale or sharing. Since we do not sell or share personal information for cross‑context behavioral advertising, there is nothing to opt out of on that front, but the other rights are available to you on request.
We may need to verify who you are before acting on a request, usually by confirming you control the email address or phone number on file.
We use reasonable administrative and technical measures to protect the information we hold, including encrypted connections and access controls on the systems that store it.
No method of transmission or storage is completely secure, and we cannot promise absolute security. Do not send sensitive personal or financial information to us by email or text.
This site is not directed to children under 16 and we do not knowingly collect their information. If you believe a child has given us information, write to us and we will delete it.
This site links out to other websites we operate and to sites we do not control, including listing portals and partner platforms. This policy covers only petethorpe.com. Read the policy of any site you go to from here.
We may update this policy. When we do, the effective date at the top changes. If a change materially affects how we handle your information, we will tell subscribers directly.
